Kinspire Estates Sri Lanka

Property in Sri Lanka, checked by people who know land

We help Sri Lankans at home and abroad buy and sell property across the island. Every property we list has its paperwork checked first by Kamal Kinivita, retired Assistant Land Commissioner.

Kinspire Estates Sri Lanka is a family run property brokerage for buyers and sellers across Sri Lanka, including owners who live overseas. It is guided by Kamal Kinivita, a retired Assistant Land Commissioner, and it checks the paperwork on every property before listing it.

Why we started

Most property in Sri Lanka changes hands through informal brokers on Facebook. The fear that stops people buying, and stops owners abroad from selling, is fraud: forged deeds, permit land that cannot legally be sold, boundaries that do not match the plan, and powers of attorney used against the people who signed them.

Kamal Kinivita spent more than 30 years in land administration and retired as an Assistant Land Commissioner. He has seen almost every way land goes wrong. His son, Uthpala Kinivita, founded Kinspire Holdings in California and knows first hand how hard it is to look after property at home from overseas. Together we built the brokerage we would want for our own family’s land.

What we check before we list a property

  • The ownership chain, traced back about 30 years through Land Registry extracts. Forged and duplicate deeds get caught here.
  • The survey plan against the deed and the ground. Extent and boundaries that do not match are the most common dispute.
  • Whether it is state, permit or grant land. These can carry legal limits on sale.
  • Street line and non vesting certificates, for the risk of road widening or acquisition.
  • The access road, its width and the right of way. Land without proper access loses value and bank finance.
  • Mortgages and powers of attorney, so a buyer never inherits someone else’s debt, and the seller is the real owner or properly authorised.

We point out what we find. We do not certify title: your own lawyer or notary gives the legal opinion, and we will always tell you to use one.

What We Do

Three ways we can help

Island wide, in Sinhala and English, for people in Sri Lanka and Sri Lankans abroad.

Sell your property

For owners in Sri Lanka and abroad. A paperwork check, honest pricing advice, photos and video, marketing on Facebook and the property portals, screened buyers, site visits, and coordination with the lawyers and notary through to the deed. You pay a commission only if it sells.

Find a property

Checked listings, organised site visits, and a plain account of what we checked and what to confirm with your own lawyer. Our service is free for buyers.

Paperwork pre-check

Before a property goes online, Kamal reviews the deed, the ownership chain, the survey plan and the usual risks. It is how every listing starts.

Selling From Abroad

How we sell your property while you live overseas

01

Tell us about the property

Send the area, the extent, the type of deed and the price you hope for. Kini calls you at a time that suits your country.

02

We check the paperwork

Kamal reviews the deed, the plan and the risks, and tells you plainly what needs fixing before a sale.

03

You sign a simple authority

A one page letter in Sinhala and English sets the price, the commission and a 90 day term.

04

We market it properly

Photos and a walk-through video, then Facebook, the property portals and Sri Lankan property groups.

05

You get weekly updates

Photos, video and buyer feedback every week, so you always know where things stand.

06

Your lawyer completes the sale

Money moves from the buyer to you through banks and lawyers. We never hold it.

If someone will sign for you in Sri Lanka, set up the power of attorney with your own lawyer and keep it as narrow as possible. It is the most common way owners abroad lose land.

Who can buy land in Sri Lanka?

Sri Lankan citizens, including dual citizens, can buy land and houses outright. Foreign citizens without Sri Lankan citizenship generally cannot buy freehold land, but can buy condominium apartments and lease land for up to 99 years. If you were born in Sri Lanka and now hold another citizenship, ask a lawyer about dual citizenship before you buy. We ask every overseas buyer about citizenship at the first call.

Rules change, so confirm your own position with a lawyer before you pay anything.

Questions we get asked first

We help people buy and sell property across Sri Lanka, including owners who live abroad. Every property we list has its paperwork checked first by Kamal Kinivita, retired Assistant Land Commissioner.

How much does it cost to sell with you?

Sellers pay a commission of 3% of the sale price plus VAT, and only if the property sells. Bare land and lower value properties can be up to 5% plus VAT. Buyers pay us nothing.

Can you help me sell my land while I live overseas?

Yes. Kini takes the first call at a time that suits your country. Kamal checks the paperwork, our team shoots photos and video, and you get weekly updates. Payments go through banks and lawyers, never through us.

Do you hold deposits or advances?

No. Every advance and payment goes between buyer and seller through a bank or their lawyer or notary. We never hold client money.

Do you guarantee the title?

No. We point out what we find in the deed, the plan and the records. Your own lawyer or notary gives the legal opinion on title, and we always recommend using one.

Which areas do you cover?

The whole island. Our team on the ground is based in Central Province.
